What the buyer is asking for

Livv Housing Group has a stock of approximately 13,000 homes and whilst their main area of operation is currently Knowsley, services may also be required within the wider Liverpool City Region. In addition to this, the Group also has some outlying stock in the broader North West area. The Livv Maintenance team currently consists of approximately 120 operatives providing a range of services including responsive repairs and maintenance services, cyclical works, planned investment and voids work to ensure the Group's housing stock remains in an excellent condition. The Group is seeking bids for a framework of contractors to support Livv Maintenance in conducting responsive repairs, maintenance work and void property works across multiple lots. The framework is divided into two workstreams: 1. REPAIRS: covering responsive repairs and maintenance to occupied properties. Lots 1 to 16 2. VOIDS: covering works to empty properties ahead of re-letting. Lots 17 to 32 Each Voids lot mirrors the trade scope of its corresponding Repairs lot but is tendered and awarded separately. Bidders can bid on one or more lots. The full-service specification is included within the Supporting Information section of this tender.

• Joinery - Repairs

  Included but not limited to: internal doors, door frames, skirting boards, architrave, staircases, kitchen units and worktops, shelving, and general timber repairs

• General Building (All Trades) - Repairs

  Including, but not limited to: general fabric repairs, minor structural repairs, render and external wall repairs, minor masonry, glazing and window pane replacement, and multi-trade responsive repairs not covered by a specialist lot.

• Gas - Repairs

  Including, but not limited to: boiler servicing, repair and replacement, gas fire servicing and repair, landlord gas safety checks (CP12), and central heating system repairs.

• Plumbing - Repairs

  Including, but not limited to: leaks and burst pipes, WC, basin, bath and shower repair and replacement, tap replacement, water tank and cylinder repairs, and waste pipe repairs

• Electrical - Standard - Repairs

  Including, but not limited to: electrical fault finding and repair, socket and switch replacement, consumer unit repairs and upgrades, lighting repairs.

• Electrical - Solar Specialist - Repairs

  Including, but not limited to: installation, maintenance and repair of solar PV panels, inverters, and battery storage systems, and associated electrical safety testing.

• Air Source Heat Pumps - Repairs

  Including, but not limited to: repair of air source heat pump units, associated controls and thermostats, and integration with existing heating systems.

• Infestation & Environmental - Repairs

  Including, but not limited to: treatment of rodent, insect infestations, pigeon proofing.

• Drainage - Repairs

  Including, but not limited to: blocked drain clearance, drain repairs, gulley and drainage clearance, and soil pipe repairs.

• Solid Fuel - Repairs

  Including, but not limited to: servicing, repair and installation of solid fuel stoves and open fires, and chimney and flue inspection and repair.

• Damp Proof (incl Plastering) - Repairs

  Including, but not limited to: damp proof course installation and repair, damp and mould treatment, plastering, re-plastering, and rendering.

• Brickwork - Repairs

  Including, but not limited to: repointing, brick and blockwork repairs, chimney stack repairs, and minor structural brickwork.
